10 Ready-to-Post Drafts (SAMPLE / FICTIONAL)

Edit details to match real facts before posting. Brokerage disclosure goes in the profile/bio or post as required. Numbers in brackets are placeholders to verify.

1. Pre-approval vs pre-qualification (Nov 2 · LinkedIn + X)

LinkedIn: "We're pre-qualified" and "we're pre-approved" sound the same. Sellers don't treat them the same.

Pre-qualification: a lender's quick estimate based on what you tell them. Pre-approval: the lender has actually checked your credit, income and assets.

On the Seacoast, a seller comparing two similar offers will almost always lean toward the pre-approved buyer.

If you're thinking about buying this spring, getting pre-approved in the winter is one of the easiest moves you can make. It takes about a week and costs nothing with most lenders.

Questions about where to start? Comment or send me a message.

X: Pre-qualified = lender's guess. Pre-approved = lender checked the paperwork. Sellers notice the difference. Planning to buy in spring? Get pre-approved this winter.

2. 5 closing costs buyers forget (Nov 4 · LinkedIn)

Your down payment isn't the only check you'll write at closing. Five costs first-time buyers often miss:

  1. Appraisal fee — usually a few hundred dollars
  2. Home inspection — paid upfront, before closing
  3. Prepaid property taxes and insurance into escrow
  4. Title insurance and settlement fees
  5. NH real estate transfer tax (split between buyer and seller in NH)

A rough planning number is [2–5%] of the purchase price, but your lender's Loan Estimate is the real figure. Ask for it early and read page 2.

Save this for when you start shopping.

3. Inspection: normal vs red flag (Nov 8 · LinkedIn + X)

LinkedIn: Every inspection report looks scary. Most of it isn't.

Usually normal on older Seacoast homes: minor settling cracks, older but working windows, a GFCI outlet that needs replacing, some attic insulation gaps.

Worth slowing down for: active water in the basement, roof past its life, knob-and-tube wiring, signs of structural movement, high radon results (common in NH, and fixable).

A good inspection isn't about a perfect house. It's about knowing what you're buying and negotiating fairly.

X: Inspection reports always look scary. Normal: settling cracks, old windows. Slow down for: active water, aging roof, old wiring, high radon (common in NH — and fixable).

4. Portsmouth vs Dover vs Exeter (Nov 9 · LinkedIn carousel copy)

Slide 1: Portsmouth, Dover or Exeter? A first-timer's quick comparison. Slide 2: Portsmouth — walkable downtown, highest prices, smaller lots, strong condo market. Slide 3: Dover — more inventory, Amtrak Downeaster to Boston, growing downtown. Slide 4: Exeter — small-town feel, Downeaster station, strong schools reputation, fewer listings. Slide 5: What matters most: commute, budget, or walkability? Pick one and the choice gets easier. Slide 6: Want a side-by-side for your budget? Message me. Caption: No wrong answer here, just trade-offs. Which town are you leaning toward?

5. Winning without overbidding (Nov 11 · LinkedIn + X)

LinkedIn: A buyer I worked with recently (shared with permission) lost two homes to higher offers. On the third, we didn't go higher. We went cleaner.

  • Flexible closing date matched to the seller's move
  • Pre-approval letter plus a short note from the lender
  • Reasonable inspection window instead of waiving it

The seller took our offer over a slightly higher one. Price matters, but it's not the only thing sellers weigh.

X: Lost two homes to higher offers. Third time we didn't bid more — we made the offer easier: flexible close, strong pre-approval, short inspection window. Seller picked us.

6. Comps 101 (Nov 15 · LinkedIn + X)

LinkedIn: How is a list price actually set? Not by what the neighbor hopes they got.

I look at:

  1. Closed sales from the last 3–6 months, similar size and age
  2. Pending sales (where the market is heading)
  3. Active listings (your real competition)
  4. Adjustments: garage, updated kitchen, lot size, condition

Pricing right on day one usually beats pricing high and cutting later. Homes that sit get questions.

Curious what yours might list for? I'm happy to run comps, no obligation.

X: List price isn't a guess. Closed comps + pendings + active competition + adjustments. Price right on day one; homes that sit get questions.

7. Selling in winter (Nov 17 · LinkedIn)

Should you wait until spring to sell?

Winter pros: fewer competing listings, buyers out in January are usually serious, relocation buyers don't wait for tulips. Winter cons: shorter days for showings, curb appeal is harder, snow and ice need managing.

My take: if your home shows well inside and you need to move, winter can work in your favor. If it depends on the yard, spring may be worth the wait.

Every house is different. Happy to talk through yours.

8. Thanksgiving thank-you (Nov 21 · LinkedIn + X)

LinkedIn: Thanksgiving week, so a quick thank-you.

To the clients who trusted me with one of the biggest decisions of their lives. To the lenders, inspectors and attorneys who answer my texts at 8 PM. And to the Seacoast small businesses who make this a place people want to move to.

Grateful to do this work here. Enjoy the week.

X: Thankful for clients who trust me, partners who answer late texts, and a Seacoast worth moving to. Happy Thanksgiving week.

9. 3 questions for any lender (Nov 24 · X thread)

1/ Shopping for a mortgage? Ask every lender these 3 questions. 2/ "What's the rate AND the APR?" APR includes fees, so it's the better comparison. 3/ "What's your realistic closing timeline right now?" A fast close can win an offer. 4/ "Do you offer first-time buyer or NH Housing programs?" Many people qualify and never ask. 5/ Get Loan Estimates from 2–3 lenders within a short window and compare page 2 side by side.

10. Month recap + invite (Nov 30 · LinkedIn + X)

LinkedIn: 30 posts in November. The three that got the most questions:

  1. Pre-approval vs pre-qualification
  2. Closing costs buyers forget
  3. Selling in winter

That tells me a lot of you are planning a move in 2027. If that's you, I'm offering free 20-minute buyer and seller planning calls in December. No pressure, just a plan.

Comment "plan" or send a message and I'll reach out.

X: November recap: most-asked topics were pre-approval, closing costs and winter selling. Planning a 2027 move? Free 20-min planning calls in December. Reply "plan."

Short-Form Scripts — Shorts / Reels / TikTok (SAMPLE / FICTIONAL)

Reusable template (30–45 sec)

Beat Time What to do
Hook 0–3s Bold on-screen text + one spoken line that names the problem
Context 3–10s Why it matters to the viewer
Value 10–35s 3 quick points or one story
CTA 35–45s One soft ask: save, follow, or comment a keyword
Shoot: vertical 9:16, phone at eye level, window light. Edit in CapCut: auto-captions, cut pauses, 1 B-roll clip per point. Caption: 1 line + 3–5 hashtags (#PortsmouthNH #SeacoastNH #FirstTimeHomeBuyer).

1. "Myth: you need 20% down" (Nov 10)

  • Hook (text): "You do NOT need 20% down." Spoken: "This myth keeps people renting for years."
  • Context: "Twenty percent avoids PMI, but it's not required to buy."
  • Value: "Conventional loans can start around 3–5% down. FHA around 3.5%. VA and USDA can be zero for those who qualify. Check NH Housing programs too." (B-roll: house exteriors, calculator)
  • CTA: "Save this and ask a lender what you qualify for."

2. "Winterize before you list" (Nov 12)

  • Hook: "Listing this winter? Do these 3 things first."
  • Value: "1. Clear and salt every path, buyers notice. 2. Warm lighting on, every room. 3. Service the furnace and leave the receipt out." (B-roll: shoveled walkway, lamp, furnace tag)
  • CTA: "Follow for more Seacoast seller tips."

3. "Day in the life of a solo agent" (Nov 16)

  • Hook: "Why are they asking me for money BEFORE closing?"
  • Context: "That's earnest money — a deposit showing you're serious."
  • Value: "It's held in escrow, not by the seller. It goes toward your closing costs. You can usually get it back if you exit under your contract's contingencies."
  • CTA: "Save this for your first offer. Not legal advice — read your contract."

5. "Staging on a budget" (Nov 25)

  • Hook: "$150 of staging. Watch the difference." (before shot)
  • Value: "Declutter counters. New white towels. One plant per room. Swap bulbs to warm white." (after shot, side-by-side)
  • CTA: "Want the full checklist? Comment STAGE."
